Decent Property but need room maintenance

Budget hotel. But property now requires maintenance. I had visited this property almost 3 times before 2022 and it was in good shape. We booked our one day stay here in September 2023. But rooms definitely requires maintenance now especially washrooms. Washrooms of each room wasn’t in clean shape. Manager gave me options to choose room for my stay but almost 4 rooms I found bathroom wasn’t in good shape which was the bad part. Even rooms are smelling odd for some reason. Roof restaurant is good and we enjoyed the food and complementary breakfast. Staff is polite and service was fast.

The problem with hotels in Kolhapur is that most of the hotels have 12 Noon as check-in time, whereas you reach Kolhapur at 7am if you go by train or bus. Mr. D'Souza was so kind enough to give us an early check-in at 7:30am - this is what made me choose K-tree. Also, the tariff is reasonable. Pros * Great people. The staff is very cordial, attentive and always helpful. * The location is good with Mumbai bus-stop is at a walking distance from teh hotel, even with your bags. * Since, it is in the lane, it is very quite at night. * Food is very tasty Cons : * The hotel has no premises at all. * The delux and super delux rooms are on the back-side of the hotel. NO VIEW - in fact some of the rooms have the view of school toilets [the hotel is located next to a school]. Also, the room that we stayed in had the view of a slum-type area. * The rooms need to be renovated. They look old, esp the bathrooms

Great Stay.. Very good service.. Best food Visit: 29th January 2022 Purpose: Triathlon Event at Kolhapur We had booked this property for our Triathlon Race happening at Kolhapur. This property was recommended by event organisers and I think their recommendations was very good. Clean rooms, very good service and best food at their roof top restaurant. Staff was very polite. Restaurant food had a good bar and main course menu with best service. Hotel management has arranged morning tea for us at 4:00 am with our request since our race reporting time was at 5:00 am. Check-in was smooth and even they helped us with extended checkout time since we were very tired post endurance race day. I would recommend this property for business and family stay if you around Kolhapur for short visit. Kudos to entire K Tree Hotel Team… Con: limited parking space but your cars are safe on adjacent roads so nothing to worry.

Stopped on the way back from Goa. Good location as great places to have dinner nearby. Rooms were average. Rooms were not even ready at 7pm and we're being cleaned. Asked for tea without sugar and got it with sugar, so we asked for a replacement. The hotel person came to take back the tea with sugar saying we will give this to another room where they have also ordered tea. At that point I was clear that we won't be eating anything here. Breakfast starts only at 8am so if you plan to leave early, you won't get to eat. Don't think I will be coming back here.
